Senior Project in Rancho Palos Verdes

The long planned Senior Housing development on Crestridge Road is very much on hold again, according to an article in today's Daily Breeze.

I don't think the article implies at all that there is not a need for senior housing in Rancho Palos Verdes, or elsewhere.

If you read the article closely enough it states that there may eventually be between 96-102 units on over twenty-eight acres! WOW, talk about low density!

It seems that this project has been in the works for many years now. Perhaps we should let Ponte Vista stand idle for that long until R1 is finally built? Don't hold your breath on that one.

There seems to be a lot of senior housing sitting on the market now. If senior type of units get built in any quanity at Ponte Vista, I bet they'll sit on the market too.

There is plenty of need for real senior housing. It's called assisted living. Just no need for what Bob calls senior housing -one person over 55, seperated and gated away. People are living and working longer. Senior housing at Ponte Vista is a scam.

IF there is a NEED for Senior Housing in the area, there are units already for sale only as far as Torrance.

IF there is a WANT for Senior Housing, what price should all of us be required to pay for such housing being built at the northernmost exit of San Pedro on Western Avenue?

I do believe some seniors would like to stay in the area and are looking to Bob to provide for them. I also can imagine Bob's marketing abilities creating more "wants" than needs for this type of housing as well.

I cannot fault folks for wanting some new senior housing in the area. Until only last May 29 I was one who wished for that type of housing, back before I finally considered what price all of us would have to pay for allowing for such type of housing, especially in that area.

Having shuttle service probably would not be enough, to deal with all the senior travel Bob wants because he now wan't 850 Senior Housing units.

Emergency services to the Senior section at Ponte Vista would require ambulances and fire units to have to travel on at least a portion of Western Avenue because there is still no eastern access to Ponte Vista planned.

Perhaps to test the "need" for senior housing, we should look at demographics from Torrance and see if they really have a need for senior housing and whether it is being met or being utilized.

Once upon a time I wrote a proposal for an all-Senior Ponte Vista, with housing, assisted living facilities, community services for seniors, and other amenities that could make that place the best place around the entire L.A. area for seniors to call home.

Unfortunately, I feel greed trumps need when it comes to really serving seniors in OUR community and Bob just want to give the most affluent few his gracious concerns.

Sure MW, I believe an all senior Ponte Vista would be beneficial if it:

1) Maintains an appropriate low density.

2) Has real senior services. Not only assisted living, but a complete range of senior options so anyone could live out their entire lives at one location. Some assisted living facilities have more than one level of care, but I believe that a project as large as Ponte Vista could actually have the potential to improve upon that.

3) 1 person over 62 for each person under 62 living there.

4) Not gated, with lots of retail oriented towards seniors.

If there is a need and enough want for great senior housing and care, your suggestions would probably fall nicely into a high-class and care project. Putting all the best amenities for seniors in one place, might help everyone else out.

Your suggestion about having 1 person over 62-years of age for every person under 62-years of age is a new idea that hasn't been shared before and one that doesn't seem to be bad at all, in my opinion.

If folks under 62-years old want to buy one of the condo units, then perhaps folks at least 62-years of age would either buy a condo or move into an assisted living apartment.

If I could have my mom in a assisted living apartment like the one she lives in now, and have my dad move from Los Palos to a convalescent home nearer my mom, that would be great.

Of course I doubt very strongly that Bob is really interested in most seniors. I think he wants only those who sell their R1 houses in San Pedro to move into "high-end" condos. Seniors in need, probably have to suffer because of greed.
